AN URBAN RETREAT
Formerly the site of a factory from the industrial era, the structures of the Fabrik and Speicher are to be revitalised with the addition of a penthouse floor. They will be brought together by the Atelier, a new build with five storeys, completing the base of a striking property trio. A basement will be added beneath the complex, providing underground parking, freeing up space outside for a garden area. All of these elements will bring into being a property with a strong architectural concept, combining the past with the present and located centrally in the vibrant neighbourhood of Kreuzberg. Hidden away from the street in a quiet courtyard, it becomes a natural urban retreat: a secret spot for insiders only.
THE FABRIKAN ALLROUNDER
ALL OF BERLINIS A CLOUD!
One possible answer could be Berlin’s sense of diversity. Today, this is truer than ever before – millions of people arrive in the capital every year, each of them seeking something new. The Berlin dialect reflects this variety, borrowing words from languages such as Polish, Yiddish, and Arabic (to name just a few). As Berlin expands into a thriving metropolis, the city remains open to many different influences and ways of life, gifting its residents with an unparalleled freedom.
“Berlin is constantly condemned to become, and never to be,” is how the art critic Karl Scheffler described the German capital in 1910. Over 100 years later this phrase is still relevant, with the city center continuing to grow. Companies are being founded, art is being produced, and new technologies are being invented. There is no doubt that the future belongs to Berlin.
WHAT THEY ARE LOOKING FOR,
ANY TIME, ANY DAY
These days, the special qualities of the district are well-known around the world; be it the parks, late-night Spätis, or the ever growing variety of bars and clubs. Kreuzberg is also renowned for its diverse culinary specialities, with real lamb doner to be found on Skalitzer Strasse, and vegan doughnuts on Maybachufer. From the hip snack bar to Michelin-star, world-class cuisine: in Kreuzberg, everyone finds what they are looking for.
Historically, Kreuzberg has always been a district where goods are manufactured and created. Many small craft shops continue to shape the area, with several startups finding a home within its courtyards. This special Kreuzberg entrepreneurial spirit is what has made the district go from strength to strength, with the same rule still applying: in Kreuzberg, everyone finds what they are looking for.

At the core of every property designed by the architect Frank Schiffer is a desire for aesthetics and functionality; to go hand in hand creating spaces where the two spheres of living and working can coexist. Concepts are created by using different materials, shapes, colours, and surfaces, moulding the property into something unique. A balance is struck between a room’s ambience, its layout, and the atmosphere of the city itself.
